As a General Contractor we manage all aspects of the retail store project.  We assign a Superintendent to the job site and a project manager from our corporate office.  Both managers work together in coordinating all materials, schedules and subcontracted trades.  A typical project includes demolition, framing, interior finishes (paint, wall covering, flooring), plumbing, HVAC, electrical, sprinkler, glazing and finish carpentry.  We submit bid proposals estimating the cost of construction and duration of the project.  We secure building permits, hire qualified retail subcontractors and manage the construction to meet store opening demands.

Superintendents
Our Superintendents are "Retail Construction Specialists." We employ executive supervisors as salaried project managers, on site, for the duration of each project. We require five years of retail construction experience along with strong skills in supervision and professional communication. Our Superintendents work directly with retail owners, architects, and developers to ensure smooth projects with open communications. We stress the importance of schedule coordination and budgetary control, especially avoiding cost overruns. We meet schedules and complete punch lists quickly. We work to free store managers and operations people for training or merchandising, not construction.

Construction Management
As a Construction Manager we fulfill all functions of a General Contractor while offering diverse services to enhance the store development process. These services do not require Tenant Construction, Inc. to act as the General Contractor. We subcontract our Construction Management services and become an integral part of your store development program. 

Construction Management functions include:

Coordinated communication between Retail Management, Real Estate Managers, Architects, Building Officials, Landlord Tenant Coordinators, Merchandisers and Store Managers. 

Locate Qualified General Contractors and assemble bid estimates for the project.

Value Engineer the project, assess the construction costs and compare with retail budgets while creating price reductions through critical blueprint analysis. 

Review blueprints for accurate details, coordinate Landlord and building department comments to compile a complete job site construction plan. Eliminate surprises that may cause cost overruns and extra billings unaccounted for in the bid process.

Award contracts to pre-qualified retail General Contractors and subcontractors.

Manage project schedules, ensure on time store openings through daily communication, photographs and weekly progress reports. 
Coordinate material deliveries, avoid long lead-time delays and manage all material deliveries to arrive as demanded by the project schedule.

Develop consistent punch list forms for a universal quality check upon project completion. Punch list forms must cover detail finish requirements and still be easy to follow for all parties involved. Punch lists must be completed quickly and not interfere with store merchandising.

Conduct a thorough project review including prompt processing of closeout paperwork, change order assessments and all landlord requirements to capture tenant improvement allowances. 

Manage a continual cycle of these events through varied landlord turnover dates and multiple store construction schedules.

Scope of Services

Tenant Construction, Inc. provides demolition, framing, drywall, painting, flooring, electrical, HVAC, sprinkler, plumbing, finish carpentry and project management. We coordinate these services through subcontracted labor and manage projects with our own salaried employees. We assign a project manager to each job and provide an on-site Superintendent. Our network of experienced retail contractors provides us with competitive pricing throughout the United States.
